Home Inspections

Commercial Inspections
Morrison Plus Property Inspections provides commercial inspections for all types of buildings and uses. We inspect the major systems and components of the property. You need inspectors that knows what they’re doing with the right tools, expertise in each aspect of commercial building code, and with the tools on hand for a thorough and honest inspection.
Pool & Spa Inspections
We inspect key aspect of pool and spa, such as pump and pump motors, electrical panels, and heating equipment/gas line etc. If your home or property in the transaction has a pool or a spa, it is vital you get a pool inspection as well. A thorough inspection can ensure there’s no major issues with the pool, or catch minor repairs that should be done, or disclose unexpected bills by discovering issues ahead.
Chimney Inspections
We perform a thoroughly exhaustive evaluation of all accessible areas of the fireplace and chimney. When accessible, our camera equipment will be used to view the interior areas of the flue. Sewer Line Inspections
Allows us to evaluate the condition of the main sewer line. Using a camera, the inspector is be able to find blockages caused by roots and damaged sections of the pipe. We provide a video and narrative of the current condition of the pipe. Our experienced inspectors use high resolution cameras to record a narrated video documenting the condition of the main drain. We will determine the pipe material, if there are roots, blockages and breaks or displaced connections.
Thermal Enhancement
We inspect components of the electrical system and high-water use areas using thermal imaging equipment. This can help detect some moisture leaks, overloaded electrical connections or hot spots at panels, outlets and light switches. Areas scanned include: main electrical panels, sub electrical panels, outlets & light switches, bathrooms, kitchens and laundry areas.
Mold & Indoor Air Quality Testing
We provide analytical testing and laboratory analysis services for visual and non-visual fungi and molds. We only use AIHA accredited laboratories. While mold is a natural occurrence outdoors and beneficial to the environment, inside the house it is more than just a simple nuisance. Testing for the presence of mold to ensure a clean and safe environment to live in should be part of your regular home and commercial property inspections.

Drone
Using a camera, we provide a thorough inspection the roof and chimney when the roofline is inaccessible or a safety concern. Our drone pilots fly unmanned aircraft vehicles (UAV) equipped with high-definition cameras. All Morrison Plus pilots are Certified by the Federal Aviation Administration (FAA) for Part 107. The drone helps provide arial views of hard to reach and inaccessible areas of roof coverings, chimneys, the 2nd level and above exterior areas of homes and commercial buildings.
Sprinklers
We provide an inspection of sprinkler panels, valves, and zones. Sprinkler systems require regular maintenance and are an integral part of the landscaping. Morrison Plus inspectors will inspect the control panel(s), operate the valves and zones. Determining the operation of all zones and sprinkler spray patterns is important to the efficiency of the overall landscape system. Inspectors will determine if there are any broken or damaged sprinkler heads and valves.
