Frequently Asked Questions
What does a home inspection include?
A home inspection is a visual evaluation of a home’s major systems and components — roof, exterior, structure, electrical, plumbing, HVAC, insulation, ventilation, and interior — performed to the InterNACHI Standard of Practice. Our goal is to help you clearly understand the home’s condition so you can make an informed decision.
How long does a home inspection take?
Most inspections take 2–4 hours, depending on the home’s size, age, and condition.
How much does a home inspection cost in the Park City area?
Pricing depends on the home’s size, age, and any add-on services (such as radon testing, a sewer scope, thermal imaging, or a pool & spa inspection). We’ll give you a clear quote up front — just call or request an inspection online.
When will I receive my report?
Most reports are delivered the same day as the inspection through our digital reporting system — or within 24 hours for larger properties.
Should I attend the inspection?
Yes — we encourage it, so you can ask questions and understand the home’s systems, maintenance needs, and our findings firsthand.
Is every finding a deal-breaker?
No. Most homes have findings. We help you understand which items are routine maintenance, which are safety concerns, and which deserve prompt attention.
What is radon and should I test for it in Utah?
Radon is a colorless, odorless radioactive gas that seeps into homes from the soil. Much of Utah — including the Wasatch Back and Park City area — has elevated radon potential, and the EPA identifies radon as the second leading cause of lung cancer. The only way to know your home’s level is to test.
When is radon testing recommended?
When buying or selling a home, if a home has never been tested, after finishing a basement or lower level, following major foundation work, and periodically as part of routine maintenance.
What makes Team Zenger different?
Jared Zenger brings extensive hospitality experience — managing hotel and ski-resort operations — to every inspection, with a polished, service-first approach built on customer care, professionalism, and responsiveness.
Do you offer drone and aerial roof inspections?
Yes. Jared is a licensed FAA Part 107 drone pilot, allowing safe aerial evaluation of roofs and other hard-to-reach areas — especially useful on steep mountain rooflines.
Do you inspect mountain and high-altitude homes?
Yes. Park City and Wasatch Back homes face their own considerations — heavy snow loads, ice damming, steep rooflines, and radon potential. We evaluate visible conditions throughout the home as part of every inspection.
What is a sewer scope inspection?
A camera inspection of the underground sewer line that can reveal blockages, root intrusion, cracks, or damaged piping before they become costly repairs.
What is mold testing?
Mold testing samples the air or surfaces to determine whether elevated mold levels are present — useful when there are moisture concerns, musty odors, or visible signs. Because moisture is usually the underlying factor, we note moisture-related conditions as part of our process.
Do you offer methamphetamine (meth) residue testing?
Yes. Meth residue testing is available as an add-on service, sampling surfaces to identify contamination that isn’t visible — useful for peace of mind on rentals, investment properties, or any home with an unknown history.
I’m a first-time homebuyer — what should I expect?
Buying your first home can feel overwhelming. We explain findings clearly, answer your questions, and help you understand which items are routine maintenance versus significant concerns.
