Frequently Asked Questions

What does a home inspection include?

A home inspection is a visual evaluation of a home’s major systems and components — roof, exterior, structure, electrical, plumbing, HVAC, insulation, ventilation, and interior — performed to the ASHI Standard of Practice. Our goal is to help you clearly understand the home’s condition so you can make an informed decision.

How long does a home inspection take?

Most inspections take 2–4 hours, depending on the home’s size, age, and condition.

How much does a home inspection cost in the Treasure Valley?

Pricing depends on the home’s size, age, and any add-on services (such as radon testing, a sewer scope, thermal imaging, or a pool & spa inspection). We’ll give you a clear quote up front — just call or request an inspection online.

When will I receive my report?

Most reports are delivered the same day as the inspection through our digital reporting system — or within 24 hours for larger properties.

Should I attend the inspection?

Yes — we encourage it, so you can ask questions and understand the home’s systems, maintenance needs, and our findings firsthand.

Is every finding a deal-breaker?

No. Most homes have findings. We help you understand which items are routine maintenance, which are safety concerns, and which deserve prompt attention.

Why hire an ASHI-member inspector?

ASHI members follow the ASHI Standard of Practice — a consistent, professional inspection process — and are held to a strong code of ethics. Chase is certified through both ASHI and InterNACHI, reflecting a deep commitment to professional standards.

What is radon and should I test for it in Idaho?

Radon is a colorless, odorless radioactive gas that seeps into homes from the soil. Much of Idaho, including the Treasure Valley, has elevated radon potential, and the EPA identifies radon as the second leading cause of lung cancer. The only way to know your home’s level is to test.

When is radon testing recommended?

When buying or selling a home, if a home has never been tested, after finishing a basement or lower level, following major foundation work, and periodically as part of routine maintenance.

What makes Team Kerr different?

Chase Kerr brings a background in marketing and business development along with a genuine passion for serving his local community. His focus on understanding customer needs and building lasting relationships shapes an inspection experience that is professional, responsive, and informative.

Do you inspect newer Treasure Valley construction?

Yes. The Treasure Valley has seen rapid new-home growth, and new construction can still have defects, installation issues, or incomplete work. An inspection helps identify concerns before closing or before the builder’s warranty period ends.

What is a sewer scope inspection?

A camera inspection of the underground sewer line that can reveal blockages, root intrusion, cracks, or damaged piping before they become costly repairs.

What is mold testing?

Mold testing samples the air or surfaces to determine whether elevated mold levels are present — useful when there are moisture concerns, musty odors, or visible signs. Because moisture is usually the underlying factor, we note moisture-related conditions as part of our process.

Do you inspect pools and spas?

Yes. Pool and spa inspections are available as an add-on service — evaluating visible equipment and safety-related conditions of the pool or spa and its systems.

Do you offer drone and aerial roof inspections?

Yes. Drone and aerial roof views allow safe evaluation of roofs and other hard-to-reach areas as part of an inspection.

I’m a first-time homebuyer — what should I expect?

Buying your first home can feel overwhelming. We explain findings clearly, answer your questions, and help you understand which items are routine maintenance versus significant concerns.

What areas do you serve?

Boise, Meridian, Nampa, Eagle, Star, Caldwell, Emmett, and Mountain Home — across both the Ada County and Canyon County sides of the greater Treasure Valley.
