How long does a home inspection take?

Most inspections take 2–4 hours, depending on the home’s size, age, and condition.

How much does a home inspection cost in San Diego?

Pricing depends on the home’s size, age, and any add-on services (such as pool & spa or thermal imaging). We’ll give you a clear quote up front — just call or request an inspection online.

When will I receive my report?

Most reports are delivered the same day as the inspection through our digital reporting system — written in a narrative style with annotated photos, video, and diagrams so findings are easy to understand.

Should I attend the inspection?

Yes — we encourage it, so you can ask questions and understand the home’s systems, maintenance needs, and our findings firsthand.

Is every finding a deal-breaker?

Do I need an inspection on new construction?

Do you inspect luxury and large estate homes?

Yes. Luxury and large estate homes are a specialty of our team. Bigger, more complex properties benefit from our full enhancement suite — drone roof inspections, infrared thermal imaging, pool & spa, and more — so nothing is overlooked.

Do you offer commercial property inspections?

Yes. In addition to residential inspections, we perform light commercial property inspections and Property Condition Assessments, using ASTM E2018-24 as a guide.

What is a drone (aerial) roof inspection?

We use a camera-equipped drone to safely inspect roofs and exteriors — including steep, high, or fragile roofs that are unsafe to walk — capturing clear images of the roof’s condition.

What is infrared thermal imaging?

Infrared thermal imaging uses a specialized camera to detect temperature differences that can reveal hidden moisture intrusion, electrical hot spots, or missing insulation that aren’t visible to the naked eye.

What is mold testing?

Mold testing samples the air or surfaces to determine whether elevated mold levels are present — useful when there are moisture concerns, musty odors, or visible signs. Because moisture is usually the underlying factor, we note moisture-related conditions as part of our process.

Do you also inspect pools, spas, and sprinkler systems?

Yes. We inspect pools and spas (including decking and equipment) and sprinkler/irrigation systems (panels, valves, and zones) as available add-on services.
