Property Condition Assessments
Property Condition Assessments
Our commercial team performs Property Condition Assessments (PCAs), using ASTM E2018-24 as a guide, for lender-driven and investor transactions. A PCA documents the physical condition of a property’s major systems, identifies significant deficiencies, and estimates what it may cost to address them, so you and your lender can underwrite the deal with confidence.
Do You Need a PCA or a Commercial Inspection?
Usually enough
Commercial Inspection
For most buyers and investors.
- Executive summary and system-by-system findings
- General conclusions and an optional five-year cost to cure (Type 2)
- Built for purchase decisions, negotiation and capital planning
When it’s required
Property Condition Assessment
When a lender or the transaction calls for one.
- Scope guided by ASTM E2018-24
- Format suited to lender and investor review
- Estimated costs for significant deficiencies
Not sure? Check your loan terms or ask your lender, then tell us when you request a proposal. Our request form asks whether a lender is requiring a PCA so we can scope it correctly from the start.

Assessments are visual and non-invasive. Document reviews, interviews, cost opinions and system evaluations are subject to available information, property access and the agreed scope of services. Specialized testing, comprehensive code compliance reviews and permit verification are not included unless specifically contracted.
