Home Inspections
A professional home inspection gives you the information needed to make confident real estate decisions. Whether you’re buying, selling, or maintaining a home, our inspectors perform a comprehensive evaluation of the property’s major systems and components, including the roof, structure, exterior, plumbing, electrical, heating, air conditioning, insulation, ventilation, interior components, built-in kitchen appliances, and other readily accessible systems.
Every property is unique, and every inspection deserves careful attention. Our experienced inspectors combine decades of industry experience with advanced inspection technology to identify significant defects, safety concerns, deferred maintenance, and conditions that may require additional evaluation. Following the inspection, you’ll receive a detailed digital report complete with photographs, clear explanations, and practical recommendations, giving you the information you need to make informed decisions with confidence.

Home Inspections

Sewer Line Inspections
Many of the most expensive defects in a home are hidden underground. Our high-resolution sewer camera inspections evaluate the condition of the main sewer lateral from the structure to the public connection whenever accessible. We identify root intrusion, cracks, offsets, corrosion, deteriorated piping, blockages, and other conditions that can lead to costly repairs, while providing a narrated video and detailed inspection report.
Unlike plumbing companies that also perform repairs, Morrison Plus Property Inspections has no financial interest in recommending unnecessary sewer repairs or replacements. If roots or blockages prevent a complete inspection, we offer professional hydro jetting services to clean the line before completing a full camera inspection to the city connection. This independent approach provides an objective evaluation without the conflict of interest that can exist when the inspection company also profits from the repair.

Drone Roof & Exterior Inspections
When roof conditions, height, or safety concerns prevent a traditional roof inspection, our FAA Part 107 Certified drone pilots perform detailed aerial inspections using high-definition imaging technology. Drone inspections allow us to safely examine roof coverings, chimneys, flashings, skylights, upper-story siding, gutters, and other difficult-to-access areas.
High-resolution aerial photographs provide valuable documentation while helping identify visible defects that may otherwise go unnoticed. Our drone program enhances both residential and commercial inspections by safely expanding what can be observed.

Thermal Imaging Enhancement
Our Thermal Imaging Enhancement adds another layer of evaluation that cannot be seen with the naked eye. Using infrared technology, our inspectors scan accessible areas for temperature variations that may indicate hidden moisture intrusion, plumbing leaks, insulation deficiencies, overloaded electrical circuits, or overheating electrical components.
Thermal imaging is commonly used to evaluate electrical panels, outlets, switches, kitchens, bathrooms, laundry areas, and other high-risk locations. While infrared imaging is a valuable diagnostic tool, it is used in conjunction with a visual inspection to help identify conditions that may warrant further evaluation.

Level II Chimney Inspections
Our Level II Chimney Inspections are performed by F.I.R.E. Certified inspectors, one of the industry’s most respected advanced chimney credentials. We evaluate accessible fireplace and chimney components and, when appropriate, use specialized camera equipment to inspect the interior of the flue.
Our inspections help identify damaged flue liners, obstructions, deterioration, improper installations, and other conditions that may affect safe operation. We also provide repair cost estimates to assist buyers, sellers, homeowners, and real estate professionals.

Mold & Indoor Air Quality Testing
Indoor air quality directly affects the health and comfort of a building. We collect air and surface samples that are analyzed by EMSL Analytical’s South Pasadena laboratory, accredited by NVLAP, AIHA-LAP, and California ELAP.
Testing may identify elevated mold spore levels and hidden moisture-related conditions that are not visible during a standard inspection. Laboratory results are presented in an easy-to-understand report to assist clients in determining whether additional evaluation or remediation may be appropriate.
